Why Hire a Realtor to help you purchase a home?

It seems like wouldn’t be that hard, right? You’re ready to purchase a home. You drive around, check all big the websites, make a few phone calls and BAM! You find your perfect home, make an offer & in 30 days you move in. If the home buying process was that easy there would be a lot of Realtors out of work. Truth be told there is a lot more involved in the process of purchasing property and there are plenty of great reasons to hire a Realtor to help you through it. 

Knowledge 

When you hire a Realtor you have access to their knowledge, training and experience. How often does the average person purchase a home? How often does a real estate agent assist a client in the purchase of their home? You get the idea. When you use a Realtor, you automatically gain additional experiential knowledge to tap into. 

Knowledge about the area. Especially if you are trying to purchase in a new or unfamiliar area. What is traffic flow like? What is the neighborhood like? What are the schools like? Even something as simple as going to look at potential homes can take a lot longer than it has to if you do not know your way around. 

Knowledge about current market conditions. The market will always change in all areas, and throughout the course of the year - for everything there is a season. An agent actively working in the market will have an understanding of these shifts and will be able to advise their clients accordingly.   

Knowledge about specific homes. If you are looking to purchase a home, especially in an area that might be new to you, a real estate agent can be invaluable in the home selection process. Realtors evaluate and preview homes for their clients. Sure - it may be in your price range. But is it the right size? The right location? How will the resale value be if you ever have to move? There will be many homes on the market, but being able to eliminate those that do not meet the client’s needs can save a substantial amount of time for everyone. 

Time and Representation 

Providing this service IS a Real Estate Agent’s job - they are working for YOU. It is their job to properly fill out all of the contracts and provide the necessary representation and negotiation on your behalf. It is the job of your Realtor to review all of the listings, preview homes and filter out those properties that do not meet your needs. 
There can be a lot of back and forth during negotiations and your Realtor is there to handle all of those for you. They are able to help you with scheduling of inspections, negotiating necessary repairs and keeping your contract on track through closing. A real estate agent doing all of these things will save the buyer valuable time throughout the home buying process. 

Relationships and Contacts 

Your real estate agent has established relationships with people and companies that can handle just about everything that may come up during the home buying process; inspectors, pest control, tree removal, utilities, title companies, and so many more. When you establish a relationship with a Realtor you gain valuable contacts to qualified professionals.
