Is your home prepared for a freeze?

Image
We don't usually get "real" Winters in this area. If we dip below freezing over night it's usually just one night here & there during the Winter months. We rarely see snow and can go years without the worry of ice on the roads. This year is NOT that year. We've already seen a FULL day of snow that stuck, you could still see snowmen up to four days later. But that week was no where near as cold as the coming week is looking to get! With temperatures struggling to get above freezing for close to a week it's good to be prepared.  Stock up on necessities. You don't want to have to brave potentially ice covered roads to get to the grocery store or pharmacy. If you have prescriptions to pick up or need to plan for meals for a few days do that in advance of the winter blast that is coming. You may even want to plan for kids to potentially be home for a few days as here in the Southern states schools will often close if the roads become unsafe.  Keep your h...

3 Reasons Now Might be the Right Time to Buy!

Image
Let's face it, I'm a REALTOR ®  so I always think it's a great time to buy. But really, NOW might be the right time for you. Let's talk about why... 1. Interest Rates are still super low! Interest Rates are very low & that gives the buyer several benefits! Rates right now are still coming in at or below the 3% mark, that's 1.5% or more lower than some I saw just a year ago! That's is HUGE! Not only does a lower interest rate save the buyer some money each month, but it saves them a far larger amount over years. Even if you don't plan on staying in the house for the full 30 years; a savings in interest rate of just .25% can save you almost $2,000 on a $200,000 loan in just about 5 years! Imagine how much you could save if you owned the property longer! 2. Time of year. If you start your home search process right now it might seem inconvenient with the holidays but there are MANY benefits (which is why this category gets weighted twice).  First for the act...

Why hire a Realtor® to help with the purchase of new construction?

Image
The benefits of new construction are undeniable.  ~ The first to live there; untouched by others. ~ New appliances and warranties. ~ Finishes and treatments you may have gotten to choose.  Buying new construction is ideal for many people and stopping in to visit a sales office can make the process seem like a breeze; but there are plenty of good reasons to make sure to bring your own Realtor ® with you on that visit. The Builder's Agent is who will greet you when you stop by a builder's sales office. When you purchase new construction you are purchasing from the builder and the builder will have an agent. When you purchase an existing construction you would want to have your own agent right? So why wouldn't you want to have your own agent when you purchase new construction? When you are purchasing new construction, the seller (in this case the builder) is still responsible for the commission for both agents so there is no additional responsibility for the buyer. Remember to...

Buying and / or Selling a home during a pandemic

Image
Moving during a Pandemic... Should you? Can you?  The fact is that even during this time of COVID-19 there will be times when people need housing. ~They may find themselves changing jobs and needing to move to another area. ~They may find themselves needing to move closer to family to help care for loved ones. ~They may find their family growing and needing a larger space. ~They may find that it is time to downsize and make use of their financial investment. Whatever the reason people still need to buy, sell or rent property. Lucky for us, here in TEXAS, we are still able to do that. Here are just a few ways we can be smart about it as well. If you are needing to sell your home Take some time to prepare.  In the past people have often wanted to list their home right away and then clean out, touch up, or make repairs while they have it listed or in response to feedback they may get while it is listed. Now is NOT the time to use this tactic. Especially now, people...

So you want to buy a home this Spring...

Image
Do you want to buy a home this Spring? Wondering when to get started? The time is NOW! It is well known that owning your own home is a financially responsible and sound decision. You are investing in yourself and your family when you own real property. If you are pursuing a loan to purchase your home you want to be prepared. No one wants to go see their dream home only to be told that they have months of work to do to be ready to purchase this home and that another family who was prepared and ready to buy will get that home instead. Follow just a few simple suggestions to get the process started so that when you find the perfect home you are ready to buy! 1. Check your credit. When you find that perfect home that you have your heart set on you don't want any surprises coming up. Credit reports can have errors on them. Poor credit scores can be improved with some diligence. These things take a little time though. Allow yourself at least three months (maybe more) to check yo...

Why buy in the Fall?

Image
Are you thinking about buying a home this Fall? Are you thinking now might not be the "right" time to buy? There are plenty of reasons why the Fall could be a great time to buy! Here are 4 really good ones... 1. Older inventory = Motivated Sellers! In the Fall buyers are likely to find some really good deals. Some of the listed properties may have been on the market since the more competitive Summer months and these sellers may be ready to get their property sold! Leaving these sellers more open to negotiating a better deal for buyers!  2. Fewer buyers = Less competition! Many buyers may be waiting for the summer months to move their families. They want to avoid changing schools during the school year or trying to move their families during the "busier" months for many families. Ir they are trying to save money for winter travel to visit family or holiday gift buying. Regardless of the reason, many buyers will put a hold on their home search during the ...

Selling & Buying: Making the move at the same time

Image
Selling & Buying: Making the move at the same time Many people these days have to think very carefully about their plan if they need to sell a home and purchase another one due to a move to a new area or their existing home becoming too small for their family or maybe their existing home becomes too large or impractical for them. Regardless of the reason, people find themselves needing to sell their current home and purchase another one every day. There are many factors and options to be considered as you go through this process. Each transaction is completely separate. The Sale of your current home is a separate Transaction from the Purchase of your new home. The Purchase of your new home may be contingent upon the sale of your current home, but the Transaction itself is completely separate. It may sometimes seem like you are having to say the same thing, of disclose the same information multiple times; it may feel like no one is communicating. If separate Title companies a...

Blog Series: Neighborhood Report

Image
What is the one thing Realtors ® tell their buyers to consider above all other things? We've all heard it: "Location, Location, LOCATION". Deciding on and finding the perfect location for you can be difficult, especially if you are moving to a new area you are not familiar with.  In this blog series I will be highlighting many of the neighborhoods in the areas I serve. I will try to answer some basic questions:   * Where is the neighborhood?  * Is there an HOA? If so how much does it cost?  * Link to the HOA if available - which can provide information on schools, size, restrictions, etc.  I will also start to link the list of blog posts here in this blog. That way you can always come back to this post to find what neighborhoods have been featured. Neighborhood Reports  * Shenandoah  * Edelweiss Estates  * Austin's Colony  * Castlegate  * Castlegate II If you have any neighborhoods you would like to see...
