Why buy in the Fall?


Are you thinking about buying a home this Fall? Are you thinking now might not be the "right" time to buy? There are plenty of reasons why the Fall could be a great time to buy! Here are 4 really good ones...

1. Older inventory = Motivated Sellers! In the Fall buyers are likely to find some really good deals. Some of the listed properties may have been on the market since the more competitive Summer months and these sellers may be ready to get their property sold! Leaving these sellers more open to negotiating a better deal for buyers! 

2. Fewer buyers = Less competition! Many buyers may be waiting for the summer months to move their families. They want to avoid changing schools during the school year or trying to move their families during the "busier" months for many families. Ir they are trying to save money for winter travel to visit family or holiday gift buying. Regardless of the reason, many buyers will put a hold on their home search during the Fall & Winter months leaving less competition for the "off-season" buyers and making their offers stronger!

3. Sellers are motivated to close before the end of the year. Many Sellers would prefer to close prior to the end of the year or even before the Winter break! Sellers of investment or second properties are motivated to avoid additional tax implications for these properties. Maybe the Seller is downsizing; the property taxes on a smaller property will be lower than the property taxes on a larger home. Sellers are often motivated to close before the Fall or Winter holidays so they can entertain family & friends. What better motivation to close quickly than to show off a new home or host a house warming party? 

4. Moving expenses. Especially in this area where we experience "turn time", but really anywhere that has an increase in Real Estate sales during the summer ~ moving expenses can be lower in the "off-season". There is less demand on companies that help with moving needs; rental trucks and movers are more readily available on your schedule. It's easier to find boxes and packing supplies. And your friends might just be more willing to help you move in the cooler Fall & Winter months.
