Why hire a Real Estate Agent to help you sell your home?

In the last blog post we talked about why it is useful to hire a Real Estate Agent to help you purchase a home. Now we are going to talk about why it is helpful to use a professional to help you sell your home.

Knowledge

About the area - Just as it is important for your Agent to have knowledge of the area if you are looking for a home to purchase it is also important for them to have knowledge of the area when you are selling your home. This knowledge helps them understand current market conditions which will affect your pricing strategies. They also have access to specific knowledge on prices of homes in the area that have recently sold. These "comparables" will be very useful when determining a list price for your home.
Staging and Presentation - Real Estate Agents spend a lot of time looking at homes and showing their clients homes. They listen to and participate in feedback on homes that are currently listed in the area. They understand what many buyers are looking for in a home and what things might be a distraction in trying to sell your home. This helps your Agent to be able to advise you on staging and cosmetic changes that can be made to give you the best return on your investment.
Marketing - Local Agents are members of the MLS (multiple listing service) which allows them to share the home you are selling with all other agents who are members of the local MLS. Real Estate Agents also have contact information for many of the other Agents in their area and possibly outside of their area. This allows them to send information on your home directly to these other Agents who may have a buyer interested in your home. Time and Representation

Your Real Estate professional will handle the scheduling, planning and marketing of any open houses. They will take care of the sign in the yard, the lock box on your door, following up with other Agents who have viewed  your property to get their feedback as well as to see if they have any clients who are interested in making an offer on your home. Once you receive an offer on your property there will be a contract period (just like in purchasing a home) where there can be many negotiations. Your Agent will provide you with representation during these negotiations as well as dedicate their time towards keeping your contract on schedule. There are hundreds of items that need to be taken care of during the sale of a property that your Agent is here to help with.

Relationships and Contacts

It has already been touched on how an Agent's contacts can help with marketing your home and getting people in to view your property. Your Agent will also have contacts that can help with other things that might need to be handled. Staging, Landscaping, minor repairs, renovations, and so much more - your Agent to can put you in touch with the right people to make your property look great and sell quickly for the right price.
